Best boba I’ve ever tried
5 stars! Tsaocaa Mandarin is my go-to boba spot in Jacksonville!
This location in the Mandarin area (right off San Jose Blvd) is always spotless, bright, and has the friendliest staff — they’re so patient when you’re customizing your order.
The boba tea is on another level: perfectly cooked tapioca pearls that are chewy and fresh every time, and the tea itself has real flavor (not just sugar syrup). My favorites are the Brown Sugar Milk Tea with fresh milk and the Taro Milk Tea — creamy, not too sweet, and you can tell they use high-quality ingredients.
But the real surprise? Their waffles! The Hong Kong-style bubble waffles are crispy on the outside, soft and eggy inside, and folded into that perfect cone shape. Loaded with toppings (I get mine with strawberries, whipped cream, and mochi), it’s the ultimate boba companion.
Fast service, plenty of seating, and they even have board games if you want to hang out. Tsaocaa Mandarin never misses — already craving my next brown sugar boba + bubble waffle combo! 🧋🧇❤️
Buyer beware! This used to be one of my favorite spots for Korean Fried Chicken. I always order takeout and pick it up myself. Today, as I was finalizing my order on their kiosk, I noticed that they had automatically added a 15% gratuity. Fortunately, I noticed it in time to back it out before paying for the order, but I remembered that this happened the last time I ordered as well, but I didn't notice until I got home. I don't believe in paying a tip on takeout orders and I think automatically adding it is a shady business practice, so I won't be going back! I may be mistaken as I don't remember the exact total before I changed the tip to $0, but I think they even applied the tip to the total, rather than the pre-tax amount! The chicken is good - but the auto-gratuity is disrespectful.
Tsaocaa: I really tried to like this place, especially since I live just a minute away. But do yourself a favor and head to Aroma Corner instead. This was my fourth time giving their boba 🧋 another chance, and it’s still way too sweet (even at 30–50% sweetness). They also add way too much ice—still half full even when I ask for light ice. The boba texture is just off compared to other shops. I’ve never had an issue at Aroma Corner, and now I know it’s worth the 10-minute drive.
The Macaroons are the best I've had! Very fresh and delicious. Red velvet, pistachio and salted caramel were scrumptious ❤️

Tarô milk tea was chalky muddy clumps. Absolutely disgusting. Terrible flavor.
But the mango milk tea! That was delicious !
I got 2 Hot Cheeto mozzarella corn dogs a very matcha slush and mango slush and it was so great ! I will for sure become a regular ! Shout out to the guy with the courage the cowardly dog tattoo for the recommending the very matcha slush it was very good .
Various drink choices. I got the guava green tea with milk foam at 30% sugar — refreshing and delicious.
Second time visiting this location had the same issue both visits. Won’t be returning. Ordered the passion fruit mojito and the first visit they forgot to add the mint leaves to it so they literally just put a few leaves in the already made drink. Second visit no mint leaves again only this time she said “they ran out” it would have been good customer service if they would have addressed it before making the drink without an ingredient and assuming that would be okay. The mint makes is a mojito. So I literally just asked for a refund ..very disappointing

It really is the “company policy “ that no substitute topping but only have to pay extra? Also, even I paid extra, why I only have the added topping but not the original one that supposed to come with the drink?
This location is almost the worst with the service attitude. I wonder is it because you don’t worry about losing customers at all??
