Oh my gosh!! Pumpkin pancakes are back!!! We love the Colonial Room for many reasons. They have a great menu, staff that make you feel like family and excellent service but I am telling you that the main thing is pumpkin pancake season! They just started back and we will be here every weekend!

I think I've eaten at every breakfast place in sanford, Ronis, H&M, cafe perks, Mel's, the market, and a couple of others. I find my self always coming back to the colonial room. The staff is nice and the breakfast staples are solid. Their not here to rewrite what diners are they stay true to what diners should be. Also points for the little country store at the entrance. You pay at the counter and you usually sit yourself. The sweet tea is always on point, and the coffee isn't to strong. Check this place out!

The atmosphere was pretty in downtown historic Sanford . The food was any average dinner food, the waitress started off pretty nice but me & my mother in law misunderstood what she was telling us & I believe it made her upset because my mother in law ordered scrambled eggs & it had a huge eggshell in her eggs. I’m a server I’ve been in restaurant industry for over 8 years front & back of the house. As well as went to college for culinary arts . So I truly understand & do not recommend this place . The rudeness my mother in law encountered was ridiculous for someone that’s so kind .

I regret not writing this review sooner, but soon after moving to the area, we decided to try the Colonial about six months ago in early June of 2024. Unfortunately, the experience was disappointing. The restaurant closes daily at 2:00 PM, which we didn’t realize at the time. We arrived about 10 minutes before closing and were seated without being informed of their hours.

The server, while technically doing her job, was passively aggressive throughout the interaction. Not once were we politely informed that the restaurant was closing soon, which would have allowed us to adjust our plans accordingly. Our party of five placed our orders, and the meals were served promptly. However, shortly after, when we requested drink refills, we were told, “You should get them to go.” This was the first and only time they informed us that the restaurant was closing.

While I fully acknowledge that we made an honest mistake by arriving so close to closing, the lack of clear communication from the staff was inexcusable. A simple heads-up when we walked in would have avoided the entire situation. Instead, it felt like they prioritized taking our money over providing a positive dining experience. This mishandling turned what should have been an enjoyable family meal into an unpleasant encounter.

Professionalism and basic courtesy go a long way in the service industry, and unfortunately, this experience fell far short. We will not be returning.

Downtown Sanford has some great spots for a classic American breakfast, and this one really stood out. The menu offered plenty of options, and everything we tried was delicious. The staff provided excellent service, always attentive and friendly, we especially appreciated how they kept our coffee cups full without even asking. It’s the kind of welcoming, homey atmosphere that makes you want to come back again and again. Definitely recommended if you’re looking for a solid breakfast experience in Sanford.

We visited for the first time on Sunday July 6 2025. The host told us to seat wherever, we asked her about the window table, that needed to be cleaned, she very rudely said as you see it is dirty.. we said we would wait. She then rudely said there is no bus boy, and rudely place our menus on a table and said to us here is your stuff when you find your table. It was a horrible experience. Other customers just looked in like wow!! Did she just do that. After finding our table, we decided not to stay. It was very rudely stated that if the host can treat customers that way .. We didn't want to take a chance with the food

Not a good experience this morning at this restaurant. The hashbrowns were woefully undercooked. The waitress was blah. The orange juice was incredibly overpriced. So for one egg, two slices of bacon, undercooked hashbrowns, and cinnamon toast and orange juice I paid $20. Days
