One of the few places in Sanford that's open very late at night. Service was pretty good, even though it was really late at night and probably running on minimal staff. They have a decent menu, but not as extensive as other breakfast places or diners. Not as many vegetarian options here. Otherwise the food is good, as is the coffee.Good variety otherwise for breakfast in general. Kids like their different pancakes.

I came there and we sat 10 minutes and no one came to the table when I finally asked one server, she said she’d find somebody, still no one came then I went up to the front area and asked again and still no one came so we got up left and went to Cracker

Sat there for 10 minutes nobody even took our drink order the server had one table and I’m aware it was a large party of 8 but I’ve been a server half my life I’ve never in my life left all my other tables waiting while I focused on just one this is the 3rd time I’ve tried to give this location a try the last time the manager sat us got us drinks and 20 minutes later we were still waiting for someone to take our order never again!

First of all the service waiters are excellent.My issue is that I have been getting the 2 for 2 for years. The pancakes are great but they serve tiny ones . Where is the pancake ? Like where's the beef? Please !

Micayla was an amazing server!!! She was nice and listened to everything we wanted to order. Food was amazing. The belgian waffle was sooo good.Definitely a 5 star.I’ve been to other ihops and they are not as good. I was pleasantly surprised.

We stopped in for breakfast about 10:30 am on a Friday traveling through the area; it was a very good experience with well prepared breakfast meals (waffle combo and crepe combo); the wait person was very friendly and the atmosphere was pleasant; I would recommend this IHOP to all.
It was perfect . Food was great, and service was top notch. Food came out quickly and hot. Love it!

Kele was our server. She was prompt, acknowledged us as soon as we were sat by the hostess. All the other servers from what I was able to observe were friendly and quickly attending their customers. The food was excellent. Came for National Pancake Day and also ordered (for my mother), 55+ 2x2x2 and (for myself) the Split Decision Breakfast. My mother and I were pleased with everything. I also went to the bathroom and the men’s bathroom was very clean, did not have any displeasing odors and the receptacles were not overflowing with paper. Two thumbs up and 5 stars for our experience from the time we walked in to the time we walked out. Kudos. Keep up the good work.Parking: We intentionally came to our second nearest IHOP because the one located in DeBary close to the I-4 West ramp is usually a bad experience.
