this has to be my least favorite location with so much competition with other locations and tea shops in general, there's not as much charm being located in a mall next to panda express and not many comfortable places to sit

Good for a quick snack . Got an Oreo mochi donut and a dalgona coffee which was ok not too strong in coffee. I would definitely come back for more donuts, but drinks probably not. Overall not bad

The bubble tea is amazing and delicious, but i was so surprised that you need to purchase the boba separately. So I ordered my bubble tea and thought that they are asking if i need extra boba, i pressed no, and it ended up having it with the tapioca balls! But the friendly staff fixed it immediately! Love it!
