Deli staff will literally never make the sandwich you want no matter how many times I go my sandwich is made incorrectly, wrong sauces and fillings despite clearly stating what I wanted multiple times, its very frustrating when they will just refuse to put ketchup and mayo on your sandwich and instead do dressings you didn’t ask for and then have to pay $16 for the thing. And if you tell them they made it wrong they get pissed off at you. Terrible delivery experience.

The sandwiches are so bad, they make them in 5 seconds with with no conscientiousness. They can't even be bothered to spread mayo, they just slop it on so it's only on part of the sandwich and then charge $14 for it.

Everything is mislabeled or not labeled. I purchased the same water multiple times and paid a different price each time.

I’ve been a fan of this spot and love supporting neighborhood businesses, but I have to share one suggestion: at this price point, the subs sandwiches really should be toasted. I asked the staff why they couldn’t toast the bread and was surprised to hear, “We don’t have a toaster for subs just sliced bread”.

As your neighbor and regular customer, I’d be happy to help! There are plenty of affordable toaster oven options out there—even Subway uses a basic model that does the job. When you’re charging $15+ for a sub, customers expect at least that level of quality and care.

Looking forward to seeing this place continue to improve—I’ll definitely keep coming back, just hoping for a warm, toasted upgrade soon!

I’ve been coming here for years and I love this place because of the deli but groceries wise, they need to do a better job with the merchandising. Every. Single. Time. I have come here I have had to say something about everything being mislabeled. Either the wrong price is listed or you get to the register and it rings up way more expensive. This has happened every time. It’s ridiculous and dishonest.

There are basically no convenience stores in Seaport other than Franks, and to be honest, I’m happy about it. Franks is a reliable go-to whether you need a coffee, full sandwich or just a small snack. They also somehow have a great selection of alcohol, which comes in handy whenever you need a little something or if you're hosting people at your apartment. There really aren’t many places to get beer or liquor in Seaport, so again, Franks for the win!

DON’T WASTE YOUR MONEY!!!!!
The first time I tried this “sub shop”.. they had no sub rolls … ok.. so I try it again.. I get the wrong sandwich on a wheat wrap… won’t be trying them a 3rd time. Spent $14.00 for a tasteless wheat wrap I didn’t ask for. The courthouse cafeteria next door is better than this and cheaper!!! AVOID

Incredibly disappointing, if this place was run better it would make a killing in the seaport.

Had a few sandwiches here, all awful aside from the steak and cheese covered in red sauce which I would give like a 5/10

Guys making the sandwiches are nice guys. Check out woman never says a word and is unfriendly.

This place will close soon, you cannot stay open with such poor quality.

We hosted an offsite work meeting and Frank Anthony's team provided us with a delicious breakfast and afternoon snack spread! Everything was fresh, delicious and packaged safely. Special thanks to Nice, Bernise and Alejandro for their exceptional customer service!

The staff here is rude and unfriendly, not even offering a simple hello. What really bothers me is that the last three times I visited, I was charged $2 to $3 more than the posted price. The first time two times happened with a salad (no I did not get add-ons), and most recently, I bought chocolate chips advertised on the shelf for $6, but I was charged $8. Trying to cheat customers with low-quality food and overpriced groceries is unacceptable. I won’t be returning.

Good selection of wine. The Patel helped us tonight to choose a good wine. Thanks :)

Food is awful, they dont follow instructions on orders on top of the crappy quality. Probably the worst sub I have ever had and they messed up my girlfriend’s salad as well. How do mess up salad…
