Ten One Tea House on Newbury Street in Boston is one of the most popular tea spots in the Back Bay area, and after visiting, it’s easy to understand why.
We tried the Peach Lemon Oolong, and it was incredibly refreshing. The drink had a great balance of fruity peach flavor and light oolong tea notes, making it perfect for a warm day while walking around Newbury Street.
The shop was completely packed with people waiting for drinks, which shows how popular this place is. Even with the line, the drink was definitely worth the wait.
Ten One Tea House has a wide variety of tea-based drinks and unique flavor combinations, which makes it a great stop if you’re looking for something refreshing while exploring Boston’s Back Bay and Newbury Street shopping area.
If you’re visiting Newbury Street and want a refreshing drink, this place is definitely worth checking out.

Yummy teas, sweet honey flavored boba, free Wi-Fi, cute bright space to sit and chill, loved my rose milk tea, my partner has mango oolong and we're both very happy. Prices were reasonable and service was fast. Flavors tasted natural and not too sweet or chemical, highly recommended!

Ahhh, my most cherished location in Boston.
As a Back Bay resident, I have tried alllllll of the bubble tea places around (and there are MANY.) Ten One is my HOME. No seriously, I think I am their most loyal customer - all of the baristas know my order.
Great place to get all different types of fun flavorful tea drinks. Very customizable with the sugar levels and ice levels, and a variety of different toppings options. My daily drink: Ten One Milk Tea, whole milk, 30% ice, 25% sugar. This is a delicious, slightly sweet milk tea that is perfect for someone who isn't a coffee person. Their hazelnut milk tea (in-season now) is my second favorite. My partner loves the fruitier teas, like the Apple Black Tea and the (now out-of-season) Buckwheat Oolong.
You should try it, but definitely don't start hogging my spot and make me regret sharing my recommendation. For real
I got the osmanthus milk tea. It's better than the one I had in China! There aren't many tea houses that offer osmanthus tea.

Fast service and good boba. Prices are relatively affordable for Boston and the boba tastes good.
I really think this location needs to better train staff on customer service and professionalism. I visited the Newbury St. location on 10/10, and the gentleman working there had quite an attitude.
I ordered two medium iced teas with white tapioca but asked to substitute them with brown sugar boba — something I’ve done many times before at this location and others. He immediately said, “I can’t do that.” I explained that I’ve been able to make this swap before, and he was actually the same person who helped me last time. He then paused and gave a different excuse, saying, “We’re running out, so I can’t serve you that.”
If the real reason is that he didn’t want to prepare more brown sugar boba, I would have appreciated honesty instead of an excuse. I understand that Ten One might not recommend brown sugar boba with teas, but other locations have always been accommodating and friendly about it.
This is also not the first time I’ve had a negative interaction with this same employee — the first time, he forgot to add the mango pieces to my mango green tea and seemed irritated when I politely pointed it out.
I love Ten One’s drinks (especially their brown sugar boba), but I really hope management can address customer service at this location
I got a drink and didn't like it very much, but the staff were so kind and swapped it for something else! Super sweet and efficient staff and an insane variety of drinks. Interior was also very aesthetic and clean.
Drinks are fine. They need to train their employees to speed up how fast they make their drinks. Multiple times I have waited up to 30 minutes post ordering. Doesn’t matter if it’s rush hour or if there’s only 3 people including me inside. If you see a lot of people inside, you can assume it’s because there’s a backup of orders.

A small, drink-only place, 1/2 flight upstairs on a Newbury St corner. I recommend using the two touch screen stations to order, as the help is typically already busy making their specialty drinks from prior orders - including from a big 3rd party delivery business. Chosing your tea can be a lot of fun, with many unusual choices and customization options. After a short wait for your drink to be prepared in view, you can enjoy it in the small but clean seating area, but more typically this is a to-go place. Young crowd energy.
Definitely one of the better bubble tea spots on Newbury. Grapefruit green tea 50% sugar was a safe choice, and I would get it again. But the best grapefruit tea is at HeyTea. Then the Tie Guan Yin milk tea was decent, you could really taste the roasted tea, and the boba bad good texture. They advertised it as blue butterfly boba, but the drink is not blue at all. Pictures don't quite match up. The store is a bit tight, but it’s a safe choice for bubble tea. Not sure if I would come again though.
Great Boba
The aroma of the tea as soon as you walk in is magical. This is one of my fav tea place. I recommend the earl grey milk tea with brown sugar boba🤍
I LOVE TEN ONE TEA it’s so so good. they nail all their fruit teas—so flavorful. the strawberry green tea is my favorite one so so yummy. & their mango green tea is so so good. best bubble tea in boston
