I typically don’t like writing long reviews because I don’t like reading long reviews. But I will make an exception this time in hopes that this will help others to avoid getting scammed like we did. Let’s start with the good. Spacious room. Large balcony. Big pool. That’s it. Now here’s the bad. What qualifies the lodging establishment to call itself a resort? Whatever it is, this place is not! This place is old and badly maintained. A lot of war and tear. The netting on the balcony door was ripped. Doors, shelves, bathroom had a lot of dents and scratches. Entry door was really hard to pone from the outside. Even though they advertise themselves as being in Provincetown, they are really not. They are on the side of the road not far from Provincetown. The rooms have no air conditioner. And I realize that this might not be an issue for the most of the year in Cape Cod. However, we were there during the week when the temperatures peaked over 85 and it was brutal. To help the situation. Each room has a fan installed on the wall. However, it only helps if both the front door and the balcony door are open to create a breeze. On top of that our fan was broken. We saw many residents having their doors wide open to avoid extreme heat. The hotel does not provide “DO NOT DISTURB” signs. But it didn’t matter. We were not disturbed at all. For the three days we stayed there we have not had a single maid service in our room. There was however an envelope for the tip and the question typed on it “How did you like I will maid service?” NO BEACH WHATSOEVER! All they have is a deserted coastline that you’re allowed to swim in, that is covered with rotten seaweed in the dead oyster shells. You have to drive and pay for the parking on other beaches if you want to take a swim. This is the first place where you are required to wash dishes before you leave the room in order to avoid being charged extra. Don’t get me wrong. We do that anyway. However, I was not ever threatened with the extra charge if I do the work that a cleaning staff supposed to do. And here is the best part: it costs over $500/night to stay there. Stay away from this place!

Great location with terrific restaurants nearby and lots to see and do. Check in at the front desk was very quick. Staff was friendly and knowledgeable. The facilities were well maintained and parking was easy and convenient.

Amazing location on the bay, near the National Seashore and Provincetown, tons of on site activities, including both indoor and outdoor pools, tennis, Pickleball, basketball and more. Great staff, very helpful! Each unit is a one bedroom (2 Queen or Full size beds) with kitchen and living room. Everything you need to have a wonderful vacation!

The jacuzzi was permanently closed 4 years ago. The bed and sofa bed are extremely uncomfortable. The walls are thin and you can hear neighbors. They will charge you if you leave dirty dishes. You are not allowed to step barefoot on the balcony for some reason. Definitely not worth the price. We had 4 people for a small 2 bed (fold out bed, couch bed). Rooms given are not as advertised online.

The location is perfect....HOWEVER....the place although they seems to have some renovations done, it is not worth the price...and I paid through one of those discounts website...cannot imagine if I had paid full price on their website!!! Beds uncomfortable, sofa bed worst....the bathrooms are very tiny you can hardly move in them...you can hear anything since the walls have no insulation AT ALL......definitely not worth it.

we spent a week at sandcastle. the resort is old and tired. the grounds are fine. it is on the water and close to provincetown. There is an indoor pool, which we didn't use. Our room was a studio with a murphy bed. The bed barely fit two adults. The mattress was old and tired. The couch lost its comfort a while ago. I would go back, but would stay away from the studios.

The mattress was nasty, it had dirt and burn marks all over it and the sheets were ripped and torn. There was black along the seems which is a sign of a bed bug infestation.

Great location by the ocean, water reasonably warm although can sometimes be full of seaweed. Pool water in both pools was very cold. Parking was expensive and hard to find in Provincetown but it was a quaint little town.

Didn't have an upgrade for years. The furniture are too old the carpets are shot. the. kitchen utensils wher not too clean and over used.We couldn't use the A/C it smelled as if a dead animal was in it. They use an old fashion key that's not the safest. The front door to the building is unlocked, anyone can walk in.

There’s nothing resort like about this place. The odor is stale, musty, and cigarette like. You can hear everything. People talking, tvs on, conversations above and 7 doors down. . The carpet hasn’t been replaced or cleaned since the 80’s. The bathroom has zero counter space for anything. And the sink is in need replacement. When asked to move rooms there was a price increase. The lock on the door anyone could barge right through. The door barley shuts. The pool is a postage stamp. Nothing at all like the photos online. It’s practically a Motel 6 and definitely gives overdose vibes. Not worth the price.

This is not a "Fancy" place, and the price reflects that. It's the kind of place I like to call "one frill" (as opposed to no frills). But the one frill is the beach, so that makes it worth it. I stayed here because a colleague had a timeshare there and had a week available. Price was right, so I took it. Yes, the place can use some updating. But I am cutting a lot of places some slack right now because a lot that should have been done in the past couple of years has been held up by covid delays, issues, etc. First the good: The staff, I found was VERY accommodating. We asked for a couple of extra towels, they brought like 7. If I had a question, they were responsive. We accidentally broke a glass, and when I asked if we had to pay for the damage, their only concern was that no one got cut. I found the staff to be great. The walk to the beach was quick and easy and the beach was fairly empty. The entire place was actually fairly empty, maybe being the last week of the summer with kids going back to school, etc. It is a very quick drive to Provincetown, or a 5 minute bus/shuttle ride. I have an electric car, and there were a few charging spots on the pier for less than the cost of the regular lot, which was nice. But traffic and parking can be tough downtown, so the bus is a great option. It was a nice combo of being out of downtown and on the beach, while still being extremely close for shopping, dining, etc. Found some hiking trails and places to go for walks in the mornings. The place was clean and though they didn't come in to clean due to covid restrictions, they would replace linens, towels, and supplies as much as you needed throughout your stay. Cons: As mentioned, yes, the place is a little tired and could use some TLC The rooms are small; once the murphy bed is open you are basically sleeping in the kitchen. But once you close it back up, the room is sufficient. The gym opens at 9. That is way too late for me to start my day. Oh well. I went for walks. For others this might not have been an issue. Had wanted to bike, but was recovering from a horseback riding injury and didn't bring my bike. If I had been biking I wouldn't have wanted the gym. The walls are pretty thin and sound travels. I'd say the place is "average." For the price, it was fine (one frill), and I'd stay there again. I really don't know what people expect from a place that was under $200 a night. This is not the Ritz Carlton and doesn't pretend to be. That is an EXTREMELY reasonable price, especially in the summer, ON THE BEACH. Recommendations: Art's dune tours was a lot of fun. Took a seal tour as well from Flyer's. Had planned a whale watch on a small boat, but it was canceled for wind. Red Inn: Dinner was delicious. Shopping was great, little boutiques and shops had some great finds. Ed Gorey House about an hour away was worth it, we stopped on the way off the Cape. Sandwich Glass Museum was also fun.

Very basic - room really just for sleeping with lovely breeze through open windows at night; running A/C helps mitigate New England and Cape Cod perpetual dampness throughout the rest of the day. Crowded indoor and outdoor pools, but easy beach access a five-minute walk across the dunes. Just blocks from N Truro - half hour walk or 15 minute rental bike ride to downtown Provincetown; did not wait for hourly local bus. No complimentary DECAF coffee available 8-11am Pullout couch full size mattress not as comfortable as Murphy bed's.full size - studio sleeps two, not four, unless you are really good friends.

Just don't go. We went on an exchange week with RCI. We have driven past the resort many times over the years and it looked nice from the road...There are old pictures of the resort from the 1960"s in the lobby, and well this is 2022 right? If you like retro this is your resort.

Beware of Sandcastle's cancellation policies. They like taking your money. even without ANY services! Through Expedia they take 50% of your money right at booking. I attempted to cancel 3 days following booking, even though the dates were 2 months away. These cold-hearted people are money-grubbing entities with no ethics. AVOID them at any cost!
