I love this tea house so much, it has that easy kind of comfort I look for. My go-to is usually something simple, but here even the plain tea felt soft and really calming. I stopped by for a short break and ended up sitting longer than I meant to.

I love coming to 99 ranch to get boba from Coco. Their drinks are the best and they always have cool new flavors. Customer service is great and employees are also very friendly and happy.

I’m hooked on the strawberry jasmine milk tea here. The creamy texture with popping bubbles and coconut jelly just works, and those little dried strawberry bits on top made it feel bright without being too sweet. I usually go for simpler drinks, but this one had a fun mood to it tonight.
