they try to sneak in extra fees they “can’t remove” when you book and then after i called to ask what documentation i would need and what process to follow if we were sick and couldn’t come (my toddler just started daycare and the viruses are nonstop) they told me i could ask the travel insurance company. i never said i was cancelling. they never said they are cancelling my reservation. but they did. and when i called a few days later because i no longer saw my reservation on the app they told me it was cancelled and i couldn’t get a refund. i called for 2 days to speak to a manager. i tried 5 times before she actually called me back and said “she heard i told numerous people i cancelled?” whatever that means. i told her what happened. i was giving them the benefit of the doubt and thought the guy just got confused and cancelled preemptively and they would just apologize and give me a refund but she laughed at me and said “we don’t send any email or notification when you cancel” i kept telling her “i never said i was cancelling and no one ever told me they were cancelling my reservation” but she called me a liar and laughed again when i said i would be disputing the charge with my bank and she’d just let accounting know. im a single mom of a toddler. if i had shown up for my reservation i had confirmation of, i think they would have tried to con me into paying another 1k for a new reservation there after having no place to stay. i am honestly appalled at the lack of professionalism across the board and after reading some of the other comments i fully think this place is a scam. i hope other people learn from my mistake and just don’t book there. they’re nasty con artists. i’m sure fripp island is lovely but don’t use this resort.
We rented 515 Tarpon Blvd on Fripp Island from August 3–9, 2025, and were shocked at the condition of the property compared to the photos online. The house was filthy and in no way represented accurately. The master comforter had a blood stain, closets had a dead roach and dirty sock, and outdoor areas were covered in cobwebs, debris, and moldy furniture cushions. The master shower grout was black with mold, the air filter had not been changed in a very long time, and even the family room railing had peanut butter smeared on it. The pool tiles are uneven and unsafe, the hot tub didn’t work upon arrival, and the ice maker never functioned despite maintenance visits. We also woke up to roof leaks in the kitchen on two separate mornings. Basic supplies were grossly inadequate—only two trash bags, one dish towel, one dishwasher tab, and one roll of toilet paper per bathroom for a week in a 4-bedroom, 4.5-bath house that sleeps 12. The towels were cheap and thin, similar to a roadside motel. Almost every surface of this home needs to be cleaned, disinfected, or replaced. We paid over $10,000 for this rental, and it was a constant source of frustration instead of a relaxing family vacation. Management did not properly address the issues when we reported them, and sending one cleaner with her child was not a solution. The online photos are deceiving and do not reflect the current state of this property. Renters should be aware before booking that this home is unsanitary, poorly maintained, and unsafe in several areas.

We booked through Fripp Island Beach Resort and were very disappointed in the customer service. On the first morning of our stay, we found out the golf cart that the house was advertised with did not work. I called the front desk staff and informed them that the golf cart did not work and we needed a replacement bc we chose a house with a golf cart bc we have kids. We narrowed our search down with a house that had a golf cart. The front desk staff persisted to inform me that the golf cart was the home owner’s golf cart and not a Fripp Island Beach Resort’s golf cart so there is nothing that can be done about it. They gave me the number to the golf cart rentals and they also told me they could not do anything about it besides me paying for a golf cart rental through them! Let me make it clear, Fripp Island Beach Resort has golf cart rentals and they could have easily replaced our golf cart since the house is being rented by Fripp Island, not the individual owner of the house. Thank goodness the owner of the house, Mrs. Sherri left her number inside the home to call if the guest needed anything. Well since Fripp Island customer service did not want to do anything about the golf cart, I called Mrs. Sherri and she was very nice and accommodating. What ashame she had to fix the issue by calling the golf cart rentals and PAY for us a golf cart so that we would have one during our stay. She even thought that is was ridiculous that Fripp Island Beach Resort would not replace the golf cart. The owner of the house had to fix the situation, when really is was Fripp Island Beach Resort problem to fix since it was rented under the company. On the same day, me, my husband, and kids were at the house that afternoon and a woman pulled up and stated, “My manager told me to come and grab the owner’s number off the dresser in the master bedroom” - the manager of Fripp Island Beach Resort was obviously mad that the owner left her number for guest to call when they needed something. If we wouldn’t have been at the house, the woman that the manager sent was going to go into our rental house, uninvited and without us there, and go into the guest bedroom to grab a number that was in a picture frame. You cannot trust everyone and this company just allows people to come inside your rental house when you aren’t there. I had an expensive pocketbook and jewelry that someone could have taken. Thank goodness we saw the woman and were home when she tried to come in. Needless to say, I did not let her grab the owner’s number off the dresser and she left. I called the owner back and told her what the manager of Fripp Island Beach Resort instructed an employee to do! This manager was the manager that was working the morning of May 1st, 2025. That just blew my mind that a company and manager would do this. On day 3 of our stay, we had a water pipe bust in the house when we got back from the beach. I called guest services and told them that I needed someone asap to the house bc the busted water pipe was flooding the underside of the house and going into the road. I called twice. Guest services acted like it wasn’t an emergency and they were not attentive. Well, 40 minutes later, no one was there so I called the owner, again. Poor Mrs. Sherri for having to deal with all of this! I sent her a video of the flooding and within 5 minutes, someone was at the house trying to fix the busted pipe. We paid over $2,000 for a 4 night stay at 313 Ocean Point Drive Fripp Island, SC and our customer service through the resort was awful. Thank you to the home owner that made things right with us and thank you for leaving your number on the dresser. I would recommend guest booking with an individual owner other than through the resort when you are choosing a place to stay. Over >$2,000 with Fripp Island Beach Resort was not worth the money for the customer service.

was here for vacation with friends who live on the island. i bought ONE drink “purple rain” and i look back at my bank statements and i was charged $65. and it’s like trying to get in contact with the president to figure out what happened because they surprisingly can’t find my card number on their system and now won’t answer the phone when i call back to see what the verdict was. don’t come here they rack up a bill on your card without you knowing

Do not rent 643 New Haven Ct! My family and I stayed at 643 New Haven Ct last week and had a horrible experience. Black mold in the shower and on the walls. Issue with HVAC that caused all the vents to leak water on the floors and our beds. The dryer broke on our second day there and never got fixed. We ended up having to leave the island and spend money at a laundry mat to wash our clothes. There’s water damage on the ceilings, one of the bedroom light switches didn’t work and fan wouldn’t operate. All this was submitted on work orders only for a guy to come out, just visually look and then told us he’d make the owners aware. I called on Tuesday (6/25) asking for half my money back due to all these issues and got no response. Called back again on Friday (6/28) and was told that they would let the owners and property management know and they would decide what would be refunded, if any. The manager “Alita” called today and said after making the property owners aware they would only refund a little over $600 out of the $3,060.34 we spent to live in a moldy condo. As part of charge for staying there we were charged $249 for a cleaning fee and $40 for a “peace of mind” fee only to live in a gross condo with no peace of mind? The customer service is substandard at best and the maintenance techs lack training. Honestly for the price you pay here you’d get a better “bang for your buck” at Seabrook Island or Kiawah Island.

The amenities card cost $35 plus 12.8% of your rental cost per person for age 13 and above. For a $3500 rental that would be $483 per person for the privilege of going to the pool and the opportunity to eat at their restaurant. Which means a trip off the island to have a meal not prepared at the house. I wish this was listed clearly before we booked the rental because we would have stayed elsewhere. The island itself is beautiful and peaceful. We enjoyed seeing the deer walk around freely.
I stayed at 45 Davis Love the 18-25th of August. I e been coming here for 15 years and hands down the worst place we ever rented . House covered in green mold and housekeeping atrocious . Guest services is helpful but limited as to what they can do
Beautiful Oceanview and watched dolphins play for long periods of time from our deck.Parked the car and cover the whole island by golf cart the whole week.several pools to enjoy including adult pool (very peaceful)and many beach accesses to explore.Freeing newly hatched sea turtles in the evening. Very good food on island andoff the island. Lots of deer that will even come up to your golf cart.Two beautiful golf courses, Would highly recommend checking this out with friends and family!
