The HOA is terrible. I have lived here since July and they have only mowed my lawn one time. When they did mow it they left all of the dead grass in my yard and never came back to clean it up. Every time I reach out they inform me that they are extremely busy and someone will be there soon. Well it’s now mid December and they haven’t been back, to me it sounds like they just don’t do their job. The HOA is outrageously priced for this community as is but to be paying 270 per month and they don’t even take care of your yard? Absolutely ridiculous. I would not recommend moving into this community because their sole focus is just building houses as fast as they can and disregarding all current residents needs.

As long as you don’t mind CONSTRUCTION CHAOS EVERYWHERE then you might love it. My husband and I are staying with my in-laws and we were considering the neighborhood but have changed our minds. I have been repeatedly blocked from various routes to the house (sometimes right in front of me without warning), awakened to loud non-stop construction as early as 5am!!! and frequently around 6am. We have to listen to men cuss just outside the fence with my kids present, loud obnox

Daybreak could take some responsibility for the builders they select and help Eastlake Village out with their lawsuits against Holmes Homes and Carriage Homes. They could also get a better watch over the other builders like Sego and Destination who both show evidence of shoddy workmanship. For instance, roofs that leak, incorrectly grouted floors, nails sticking out of painted drywall (Yes, the pointy end) Crumbling sidewalks, crumbling Stucco and more. Eastlake's HOA went up

Great First Stop If your looking for a House in Daybreak !

Daybreak is a great place to call home! I would consider it a very diverse place to live as well. My husband and I appreciate being close to the Traxx line and have used it to get to work, Utes games and downtown for meeting friends. You get quite a few amenities for the reasonable HOA fee that you pay. I love that Daybreak cares about their shared green spaces and parks and keeps up with maintaining them. The kayaking amenity is fun to use in the summer and you can attend o
