White Pines Estate Bed & Breakfast: A Sanctuary of Warmth, Love, and Magic

It is with the deepest gratitude and joy that I finally take the time to write this review for White Pines Estate Bed & Breakfast—a place that has become so much more than just a destination for my fiancé and me. Having stayed here three times now, we can say with absolute certainty that this is not merely a bed-and-breakfast; it is an experience, a haven, and a home away from home.

First and foremost, Anthony and Kathleen are nothing short of extraordinary. From the moment you arrive, you are welcomed not as guests, but as family. Their kindness, warmth, and unparalleled hospitality set the tone for a stay that feels as though it was tailor-made for you. They have mastered the art of creating an environment that is equal parts serene, cozy, and infused with love. It is truly a privilege to know such remarkable individuals who pour their hearts and souls into making every moment magical.

The Innkeeper Suite, where we have stayed each time, is an absolute delight. Its charm and thoughtful design make it the perfect retreat, offering comfort and a touch of whimsy. Waking up in this suite, enveloped in the quiet beauty of nature, feels like stepping into a dream. And the tea—oh, the tea! We always look forward to sharing the King’s Tea for Two, a ritual that has become one of the highlights of our visits. I cannot recommend it highly enough; it is the perfect complement to the peaceful mornings or tranquil afternoons spent here.

Anthony and Kathleen’s culinary talents are yet another reason White Pines stands out. Each meal is a masterpiece, prepared with care and intention. The food is not only delicious but also reflects the love and thoughtfulness that define every aspect of this place.

Beyond the walls of the estate, the surrounding area of Berkeley Springs is the epitome of relaxation and rejuvenation. Located just a few minutes from town, White Pines offers the best of both worlds—convenience and a true embrace of nature. The breathtaking sunrises and sunsets are reason enough to visit, and the gentle presence of animals around the property only adds to the charm. This is a place where the world slows down, and you are reminded of the simple joys of life.

To Anthony and Kathleen, I owe an apology for not sharing this review sooner. Your bed-and-breakfast has become such an important part of our lives, and it is an honor to continue returning to your magical estate. Each visit leaves us more in awe of what you have created, and we are already looking forward to the next time we can escape to White Pines.

Best B&B we have ever stayed!!!! Anthony and Kathleen are exceptional hosts, who are incredibly passionate about taking care of their "family" who stay there! Yes, you are treated like family that you want to have come stay with you (If I could give their service 10 stars out of 5, I would)! Berkeley Springs is a neat little town with lots of dining options and a great brewery. White Pines Estate is perfectly located for those that like to hike or just take in some amazing views (Prospect Overlook). But even if there wasn't anything to do, just hanging out and chatting with Anthony and Kathleen would be worth the drive and stay. We will DEFINITELY stay there again!

My husband and I along with our two best friends spent a weekend at white Pines Bed and Breakfast October 13-15. If I could, I would give them a 10 star review. The house is beautifully decorated and comfortable. What made it so special was the host and hostess. They are very welcoming and attentive to their guests. The food was delicious. I highly recommend this B&B. It’s on the top of my list!

Anthony and Katheline are absolutely family now! The amount of care and attention they give you is astonishing. Gorgeous home, delish cheese platter when we got in the door and a huge home cooked breakfast ready and served to us while we chatted about life this morning. Can't wait for the tea lunch! I will be coming back !

A great B&B, run by a fantastic couple. The rooms are nice, roomy, and cozy. With the hosts also having a tea room, they are always offering a pot of anything you'd like. The breakfast was a nice filling meal cooked with our dietary restrictions in mind.

We visited the tea room as a group for a cream tea (scone and tea pot) and WOW was I surprised that in the mountains of WV I found some of the best scones I’ve had. That’s saying something as I spent time in Britain. The tea menu had so many options it was almost overwhelming—there’s nothing you can imagine that’s not available here. The clotted cream and lemon curd were just the right addition to the tea and the host was delightfully personable. Be ready to spend some time here, as the pace is intentionally leisurely.

I hate to rain on the love parade, but our experience at the White Pines left us disappointed. For starters, I think it's important to know that this bed and breakfast is nothing more than a guest bedroom in someone's house. There's nothing of the estate to the experience. Perhaps this is to your desire and if so, you'll surely love it.For us, however, the notion of sleeping in a guest room in a stranger's house provided neither the sense of privacy nor the sense of freedom we've had in other such stays. There are rules/absences of comforts which made the stay seem restrictive (no food or drink in your room) and unwelcoming (no TV or other entertainment aside from books in their library). In short, we felt like we stumbled into a house and were put up for the night, opposed to feeling like we had our own room and privacy to relax and unwind in our way, like perhaps snacking or drinking and maybe watching a movie. I get the off-the-grid thing and we've done that before, but there was more to do in those locations and the room itself offered more privacy and more options to unwind.The hosts were nice enough, but perhaps overly so, and the hosts and their permanent houseguest lazying around the TV (which we were invited to join in for...) as "entertainment" was not the kind of host/guest experience we're used to at all. They kept telling us we were like family, but that's not why we go to B&Bs. We don't need a family, we need a getaway, down time, alone time, even a smidge of luxury, and most certainly privacy. We felt like we had to keep our volume low so as not to wake the hosts, even though we could hear everyone else's conversations, and there's an intercom system in the room that we had no way of knowing was eavesdropping. This isn't our first B&B at all, but it's definitely not what we hoped it would be, either. We had booked two nights, but left after just one. Even at that, had we not arrived so late, were dog-tired from the drive, and had wanted to experience the Apple Butter Festival the next day, we'd have turned around and drove back home that night.If your idea of a B&B is getting to know strangers and sitting around like "family," then this is your cup of tea. If you seek escape, privacy, to be treated like responsible adults who won't spill or get things dirty (shoes off in the house, children!) then you won't like it here.

Ah-ma-zing!!!! Luved everything about this place. Beautiful, big house, gorgeous view of a sea of trees and fields, quiet, close to the quaint town of Berkley Springs. The absolute best part of the visit? The innkeepers. We feel like part of their family! FYI - The Tea Room is to die for! The pictures don't do this place a lick of justice.

My husband and I celebrated our anniversary at White Pines and met the most amazing hosts! The B&B is out in the countyside just minutes from Berkeley Springs and the rooms are comfortable and relaxing. Anthony and Kathleen indulged our every whim and were so hospitable! They are wonderful hosts, and make you feel like family. They keep you up to date on events in town, as well as attractions, and their recommendations for spa treatments are great. We also visited Ellen’s Tea Room during our stay, and they provided us with an incredible selection of sweets and savories that were so delicious. Enjoyed our long weekend so much, I felt like we made wonderful new friends! Thank you for an incredible weekend and will see you next time we are in town!!! Love Brian and Lisa

My husband & I stayed at this very nice B&B out in the countryside near Berkeley Springs, West Virginia. The Catanella’s (host & hostess) treated us as family. Our room was beautiful with a lovely bathroom that included a claw foot tub. A huge THANK U to Cathleen for returning my blazer (without charge) that had been left in the room. I would highly recommend staying at the White Pines Estate B&B. Theresa

had a wonderful Mothers Day tea .. we wore our hats and they give you generous sweets and savories that we all had to go boxes.. Great place but it was noisy but Anthony is a great host and Kathy his wife is the chef.. a delight in Berkeley springs

My wife and I were coming to Virginia to say good-bye to a dear friend. We left early so we could spend time with framily in West VA. That Framily had some things going on that would have made staying with them somewhat uncomfortable so, unbeknown to us, they rented is a short stay at White Pines.The place is quite charming and has a tea room with an impressive variety of teas. We were given a tour by the owners (Forgive me, I am terrible with names) and asked what tea we would like.The room was very comfortable. The place was quiet. If you walk outside at night, either from the balcony or the back deck, you can make out the Milky Way with the naked eye. The rolling hillsides and lush greenery all added to the charm of the place.We did not take full advantage of all of the amenities as we were trying to maximize our time with those we were visiting but I can assure you that they know how to host an event (wedding, gender reveal, baby shower).We are very happy we stayed and will do so again should the opportunity present itself.
