Very nice tea selection. It's located next to J San sushi and complement the sushi very well ?. Tried the new Coffee-Milk tea combo drink with coffee jelly. Very tasty indeed.

Worst Kung Fu tea ever, I bought 4 different type of milk tea, all had no taste, very pale with additional bad services. Unlike other Kung Fu tea locations, this one really have some problem.

They don't offer as many standard options as other bubble tea spots, but they do have unique items you won't find elsewhere. The location and ambiance are great. We tried the Oreo Black Warrior, which was fantastic, and the Matcha Tea with Red Beans—for those who have a taste for it.

I’ve been ordering Pearl Cheese Milk Ice cream with coffee jelly in it then when I ordered from this store again the girl refused to add any additional toppings in it and said they never do it but as you can see in the picture, they’ve made this drink for me before. Also, the drinks we ordered Pearl Cheese Milk Ice cream and Oreo Black Warrior were both bland. ?

On July 5th, after finished a dinner, come in around 8:30 for 2 for $9.99 promotion. The store was full of customers on a Friday night but there was only one staff working. Despite this she was very friendly and tried her best to get the food out quickly. Finally, I bought a lychee iced tea and grass jelly black milk tea. I had to wait for about 10 minutes for the drink but it was very good. I strongly recommend the Lychee Iced Tea in summer, it is very cooling.

We come here to this location for our bubble waffle fix. We had previous experience that the Waffle is “sold out” mid day or even around supper time. Because of this dissapointing experience, I checked their app, bubble waffle is still available, not greyed out. Tried calling but no answer. So, we visited today to try our luck around 730pm, and lo and behold waffle is “sold out” yet again.
Told these 2 girls in the front if it is sold out why the app allows you to order and also asked why the phone was not answered when I called, they told me they are busy.
Just bad experience over all. Its still early for the waffle to be sold out, could be the machine is just broken? If thats the case, remove it to your app and menu..

One of the best BBT joints in town. Good service and authentic taste. As a Taiwanese who loves BBT, id highly recommend this place. Bonus - they have good bubble waffles ?
