T4 is located in the hip area of 23rd street off burnside. it can be busy during the weekends, but today that space was very empty. we ordered the caramel milk tea with coffee jelly 80% and no alterations to the sugar and the featured amber pearl latte with half sugar and 80% ice. both drinks were delicious! we loved the options to customize ice and sugar to our liking. i love things super sweet and my partner doesn't. a win-win! it's paid parking on the streets so i recommend...read full review
Clean and bright. The service was great! The food was flavorful for a tea house. We had the pot stickers, they were crispy and the dipping sauce was good. It wasn't overly salty; you get a lot for the money, the iced tea was mild flavored and refreshing. Great for an afternoon pick me up.
