I'm very grateful for this concept style dining/experience coming to the Vta/Ox area. My favorite places are:ragamuffins coffee (truly my favorite in the whole area; and I love coffee. Love it)The pho restaurant (unsure of the name) - very good Pho. Things have come and left over the years, love the ice cream place next door and the bar as well. It's pretty neat. A variety of things in one space.

We have tried practically everything in the annex and can honestly say that it is all good. From the pasta, pizza, deliciously made coffee and smoothies, chicken, adult beverages, ramen and so much more! Great environment to bring friends and have a great time although the music can be a little loud sometimes. Once you're done eating go and grab some ice cream and complete the day with a smile.

We've seen businesses come and go over the years but nice to see them pivot and really try to engage more businesses and community.Indoor seating may be challenging on raining/ colder days but otherwise the outdoor patio is always a wonderful option.ProTip, right at 5PM you can park at the office cul de sac in the back for easy parking, it seems like a lot of people have caught on to this once...read full review
