I’ve had my fair share of diner breakfasts, but this one honestly stands out as something special. The eggs are fluffy without being rubbery, perfectly cooked every time, and they somehow manage to fold in a serious amount of veggies without the whole thing falling apart. Bell peppers, onions, tomatoes, spinach, and cheese all come together in this perfect, savory bite that feels both comforting and fresh.

What really elevates it is the balance: nothing is soggy, nothing is undercooked, and every forkful has a bit of everything. Pair it with their crispy hash browns and a hot cup of coffee, and you’re pretty much set for the day. It’s the kind of breakfast that makes you slow down and actually enjoy your morning instead of rushing through it.

“Food is great! BUT cups are ALWSYS dirty. It's gross. If that was fixed I'd be there more. Kinda ruins it to see filthy cups. I've been there 20+×'s and they are always dirty. New dishwasher machine(?) Food is good though.“

“Very nice staff. Nothing amazing, not bad. Food is pretty good, and fair price. I love the classic diner layout. (think it used to be a wingers)

My main complaint was i think they were cleaning the bathroom or something. There was an extremely high smell of chemicals. To the owner, i would highly recommend dilute them with water, and or do this towards closing time for the fumes to settle overnight. We were seated just outside the bathroom, relocated several seats down, was still getting a headache from it.“

Lizzy was prompt and attentive and kept our coffee full and gave good recommendations for lunch and breakfast! Would be back just to enjoy the food and positivity that radiates from her! The scone was delightful and my hashbrowns were so good.

I just have to say—Dylan’s off 12th St absolutely blew me away. The chicken tenders and fries I had today were hands‑down the best I’ve ever had, anywhere.

The tenders were perfectly crispy on the outside, juicy on the inside, and seasoned like whoever made them has a personal vendetta against bland food. The fries? Golden, crunchy, and exactly the kind you keep eating even when you’re “full.”

Major shoutout to the food preparers—whoever’s back there cooking deserves a trophy, a parade, or at least a raise. You all crushed it.

If you’re anywhere near 12th St and haven’t eaten at Dylan’s yet, do yourself a favor and go.“

“Nice buffet. We brought my mom here for her birthday, she loves buffets. They had a really nice selection of salads, and separate salad bar, and a good variety of meats and carbs. My daughter was quite pleased to find they have an Icee machine! 😄 Plenty of desserts, too. The tables are a little close together, bit there are a lot of booths if one prefers to be a little more set apart. (Mom struggles with booths these days.) The service was really nice. The server was friendly, efficient, and not at the table every other minute. She seemed to have a good handle on when she'd be helpful and when to let us be; a good balance! A nice time!“

“4 overall because of pricing. It feels like things are overpriced to pay for the building. If prices are the same at other locations than I'd be mistaken. But when it's $50+ for two people that's an eesh moment. Food, service, and atmosphere are 5's though.“

“Just wanting to express my excellent experience at Warrens in Roy. Every time I bring my family of 6 which is very often our service is amazing! We are a picky family with restless children. We have 2 regular waitresses for breakfast and I'll tell you they are on it. Every time we sit Kary comes with our drinks before even talking to us knowing what our regular order is. I am very impressed! They make it so easy and less stressful with the children! I've been coming her for over 6 years and my favorite waitress is Kary!“
