Good air conditioning the taro boba was delightful
My Breakfast style Banh mi, was $8.50 and I got a Free (Orange Colored) Thai Tea! 2 Can eat for under $20!!
The sandwich was yummy and so was the drink. I think there is new ownership but we were able to sit down and eat in the Cool air conditioned atmosphere.

I got the crispy pork sandwich and Vietnamese coffee and they’re both really good! It’s definitely worth it!
