Hands down the BEST salted cream cheese coffee I've ever had!!! What a hidden gem this place is! The owners were extremely kind and polite. Amazing service
Good water, good price, friendly service, and they have snacks and beverages! Parking can be a little tight. They have carts for water.
Food is delicious 🫶🏽 new favorite spot to get lunch! Also the peach tea with boba and fresh peach chunks is perfect! The staff is always sweet and welcoming!

BOI bakery & Pure Water is a cozy Vietnamese bakery with friendly owners. They serve delicious drinks, banh mi, and croissants at good prices. The egg coffee is a must-try, perfectly made with adjustable sweetness. The pork banh mi is very good too. The menu offers tasty options like grilled pork sausages and caramel whipped cream coffee. The snack prices are affordable, and they also provide purified water. The small dine-in area is welcoming, and parking is available along the side streets. Cash or VENMO are accepted.
The owner is very nice, and the coffee is strong and delicious. The Salted Cream Coffee is very tasty. They have a water membership if you need many gallons of fresh drinking water, which is the best in the local area with no weird aftertastes. While you wait for the water to fill, the eggroll is also delicious.
This place is like a convenient store with lots of snacks, drinks, food, and ice cream. The egg coffee and salted coffee are both good but very strong. The service is kind, and it's a cute, small business worth trying out.
