“Bostan by Grandma is all about attention to detail. The decor is immaculate, and the food presentation is equally beautiful.
The restaurant feels alive. No two tables are alike, every corner is decorated, and live flowers are all over.
The menu has a mix of traditional Armenian plates and Americanized offerings, along with an extensive coffee list.
And it really feels like everything here is meant to be shared. Not just because the portions are large, which they are, but because the presentation inspires conversation, whether it's from beauty or nostalgia. It really feels like popping into a long lost family member's house for a meal.“

“I would say this is one of the better diners/coffee shops in the valley. I stopped in for my first time this morning and was pleasantly surprised, it was actually better than I was expecting. It’s a traditional American diner complete with fast service, fair prices, and a huge menu. There is a large free parking lot attached in the back otherwise free street parking is also easy to find. Our server was very polite and everything that we ordered came out within 10 minutes.
For my breakfast I chose the Sausage Patty Benedict and added avocado and really enjoyed it. It was better than it looks in the photos. The sausage is grilled so it has that nice grill flavor and the hollandaise was not too watery. I also got a side of sliced tomatoes and would suggest trying them too as a side. Inside is pretty large with counter, booth, and table seating and can host many different size groups. I would highly recommend and will be back again in the future.“

“Stopped here on the way to the airport and I was not disappointed! I had a ham, cheese, mushroom and onion omelette (not on the menu exactly) with country potatoes and it was delicious! The coffee was good, the food came fast and got and the server was great. I'll be eating here again when I'm back in town. But they are cash only, luckily I had some on hand . . .“

“The food at IHOP here in Agoura Hills, on Kanan Road, always hits the sweet spot for me. This is the location I used to come to for so many Sunday breakfasts with my family when I was growing up in Agoura Hills. Going back now, even though I no longer live in the area, kind of feels like coming home. When I was younger, I was all about the pancakes with strawberries and bananas, but these days I'm more into the Chicken Fajita Omelette because that's my go-to breakfast at IHOP. This time, I ordered the chicken fajita omelette with no tomatoes (of course). For my side, I sometimes get toast, but this time I went with hash browns and a side of ranch. My son got the Happy Face chocolate chip pancake topped with strawberries and whipped cream to make the smile, along with two scrambled eggs. As for my drink, I went with coffee over ice. I don't like my coffee too sweet, so I just add a couple creamers with no sugar. The service here is always top-notch. If you need anything, just ask your server and they're always happy to help. I've never had a single issue with the service at this location. The ambience is what you'd expect from a family-friendly breakfast spot and it also it looks like any other IHOP, but because it's in Agoura Hills, it has a slightly nicer feel. Would I recommend this IHOP to anyone? Absolutely 100%. I'm pretty sure they're open 24 hours, though these days I'm never awake early enough to get there before 9 AM (especially now that I have kids). I'll definitely keep coming back to this IHOP because it feels like my home away from home and brings back great breakfast memories with the family.“

“Eggs and Things is a wonderful restaurant right out of the Ventura Boulevard style. The food is great. The free appetizer is a nice little surprise and the most delicious toast I’ve ever had and if I’m not mistaken, it is buttered on both sides!
The place is a little bit loud, but that’s only because it’s so popular. We try to go weekly and it’s great for Easter!

“Yeah it's expensive, as any restaurant located in an upscale office area in a concrete jungle is, but the food is pretty darned good. They had another Trimana that I went to more often, up the street, but it floated off down the river during the pandemic. The manager of this one on Oxnard is a very nice man and he even said that he can't control the costs - except if they were use cheaper quality ingredients and then it wouldn't be as good. I recommend any of the salads or sandwiches. You can't go wrong with like any of them. If you have no food in the fridge at home or need to go for a lunch meeting, go to this Trimana, you won't be sorry.“

“We have been frequenting the IHOP in Glen Carbon IL since it’s reopening. Our experience has been great. Credit given to our sweet waitress Makenna C. She is the perfect waitress, she has a great personality and makes you feel so welcome. The food is great and being gf, I truly appreciate the gluten friendly pancakes and other menu items.“

“It was a good time with the family here, The Bacon Temptation Omelet at IHOP is a satisfying. It's packed with crispy bacon, cheddar cheese, and fluffy eggs and a side of pancakes. If you enjoy a bacon eggs and cheeese breakfast, this omelet is a delicious choice. Not 5 stars due to my cheese not being fully melted“

“Much nicer than the IHOPs back in Houston where I’m from! Our server was very nice and attentive.
Dietary restrictions: Keep in mind that IHOP adds pancake mix to their scrambled eggs, and they will leave it out if you ask for “shell eggs”. They are always accommodating for substitutions, but be prepared for an extra fee depending on the substitute.“
