I've been too this IHOP a couple times now and I've always had Arianna as our server. She is polite, quick, funny, and just an overall awesome server! She has always taken excellent care of us, I am very impressed. It has always been very late at night as well, and usually the later the meal, the worse the service, not so with Arianna! We have a guys breakfast occasionally and usually at an IHOP. Compared to some of the others this one is a standout especially for service. The last two waitresses we had were great. Food was good. Only caveat is due to construction near this IHOP..it is a funky entrance to find if coming from the northland in Kansas City. Other than that it was very. Please tip your waitress generously if the service is good for you. We ordered from the 55+ menu so prices were quite reasonable.

One of the most spacious IHOP's we have ever been to since it is a converted Ruby Tuesday! ? The food was great, the service a little less than great (feel our waitress was new) because she kept forgetting things (as in dinner ware) and our 'to go' box ?Parking: Plenty of parking, handicap parking and order pickup.
