“Rosies moved to their new location and changed menu items. I use to go for the sausage gravy, but would you know they changed the sausage gravy and biscuits!!! It's not as good as before at all. The sausage were cut into tiny pieces instead of crumbled sausage. The biscuits were to big for the little gravy given. It was good while it lasted!!!!“

“Lucy & Diana are friendly, service was quick, food was hot and yummy! Had quesadilla which was loaded with eggs, peppers and cheese! Hash brown were fresh and flavorful! Blueberry pancakes were yummy and fluffy! Highly recommend!“

“Just don't rely on the app waitlist...when you get this message: You're next in line to be seated! Please head to the host stand now. Enjoy your brunch! Text "cancel" if your plans change. DONT EXPECT YOUR NAME TO BE CALLED....standing next to the host stand waiting to be called, not text, standing 3 feet away....I finally looked at my phone and I was cancelled...warning keep your heads on your phone, impersonal but it's the way it is.“

“Warm, welcoming spot with excellent service. The plain pancakes were genuinely perfect - neither too thick nor thin, neither too floury nor cakey - we dubbed them Goldilocks pancakes! Light, buttery coffee that felt as welcoming as everything else here. Chilaquiles were flavorful and spicy, though some items could use bolder seasoning. “I don’t usually give all 5 stars but our waitress Alondra was incredible! She greeted us very warmly. She made sure our drinks were filled and topped off. She was super patient with us because we don’t get out often so we took longer to look over the menus. She also checked in us not once but twice to make sure our food was cooked properly and that we were happy with our meals. I tipped her around 25%-30% because she deserved it! To top it all off she asked if we wanted a water to go and said goodbye warmly with a smile. Felt like I was visiting a family member or a really good friend. We definitely left full, and with happy smiles on our face!
To the cooks: you made our meals taste and feel like a home cooked meal on a sunny Sunday morning! Thank you for your incredible skills and cooking.“

A special shoutout to Juan, who made our experience even better. He was incredibly friendly, attentive, and welcoming throughout our visit. His customer service was outstanding and made us feel right at home.
We’re visiting from Canada, and we’re so glad we chose this location for our first IHOP experience. Amazing food, amazing service, and an all-around wonderful experience. Thank you, Juan, for making our visit so memorable!
