“My favorite milk tea/boba place in the Bay Area. The prices of their drinks haven't risen like other chains, their tea is of high quality, and the staff make drinks in the fastest time.While there isn't much seating room inside, one can quickly order and grab and go. The staff speak Mandarin, Cantonese, and English and one can either name the drinks or provide a number, and they incredibly know which number matches each drink.My favorite drink here is the Osmanthus Oolong Milk Tea with pearls; however, any milk teas from here taste delicious!“

“Had a bad experience years ago in this location. But today I walked in and ordered 2 drinks, got them ready in 5 minutes. Both tasted great. Drinks were place in mini cooler bag, the bag is very cute. I hope this store can stay this way in the long run.
I guess going here on weekdays can avoid long wait.

“Ten Ren is hands-down my favorite boba spot in the Cupertino area, their tea tastes like tea and the flavors added are not too overwhelming. Staff are friendly and will happily help you with your order if you find there are any problems with your drink. Prices are not bad and they have one of the more generous rewards systems that I've seen. Always happy to come and support this store. I recommend their Honeydew GMT!“

“There are a ton of vegan/vegetarian Vietnamese restaurants in San Jose and this is certainly a standout. Although further away from folks coming from the rest of the Bay, it is worth a trip for the food, service, and prices. When looking at the menu, I noticed some items had a small symbol indicating 'vegan' so I asked to make sure with our server. She explained that everything on the menu is now vegan friendly since they've switched over their mock meat supplier which I assume used to be vegetarian. Great news! We started with their fresh Spring Rolls - a set of three sliced in half. I thought these were decent but nothing exciting. I felt it lacked mint or avocado to really kick it up and the mock meat inside was a bit bland. Pass on this in the future. However, the main entrees here were phenomenal. The Lotus Salad was fresh, crunchy, tangy, and came with vegan shrimp chips. They provided a vegan pineapple dressing but we really didn't need it as the small amount of sauce in the salad went a long way. Their Bun Bo Hue was also very fragrant - wonderful vegetable broth with noodles, tofu, mock meats, and some veggies. The real winner here was their Broken Rice dish which was fantastic. All of the pork substitutes were well seasoned and it brought me back to the flavor and somewhat textures I remember from consuming meat. It was definitely a great meal that we could not finish in one go. Taking it home and reheating our rice was easy so they are definitely take out-friendly. Prices here are lower than other vegan Viet restaurants so that makes transitioning to a plant-based diet or reminiscing on old eating habits a lot more affordable and easier. Thanks DiLac for a great meal and I'm looking forward to returning again in the future.“

“Visited a couple times over last year for both purchasing drinks and obtaining matcha powder & supplies. Sometimes there can be a longer line but generally goes by fast and they are always reliable and consistent. Located in a big plaza so plenty of parking“

“I like their Teas very much! The quality, taste and price! Red tea Dragonfly black tea is very mellow and nourishes the stomach, and it can also lose weight! Gaba Tea has very little caffeine, and the taste is relatively light, suitable for drinking in the afternoon. Oriental beauty tea is also very good!“

“Nov 9 2025, our first time here. We only tried 2 drinks but they were great! They have snacks like a bubble waffle, I'm sure it's tasty. Cool atmosphere, not too loud, you can have a convo without telling. The place is clean, there are a few tables (regular & high tops) that fit up to 4 people, ada accessible. The employees are nice, she answered my questions about the drinks. We got 1) the Mochi milk tea (black tea) 25% sugar, the whipped topping was added sweetness to milk tea as well, I prob could've did 0% sweet and still liked it and 2) Caramel Coffee Latte (iced) 50% sweet & added boba, the coffee flavor was really good and the light & airy crunchy caramel thing they add in was really good too! Great price point on the drinks too. $5-$8 bucks. We'll be back for more!“

I ordered the strawberry green tea with boba. Tea flavor was ok, but boba was a bit inconsistent.

Overall, ok spot. Would be open to trying it again to see if it was a one-off issue.

We had such a wonderful experience here! From the moment we walked in, the atmosphere felt welcoming and inviting. Not only did we get to enjoy some of the best drinks we’ve had in a long time, but we also had the pleasure of meeting the owner, who was incredibly kind, hospitable, and passionate about what they do.

We tried a variety of drinks, and each one was fantastic in its own way—refreshing, flavorful, and clearly made with quality ingredients and care. You can really tell that thought and creativity go into each recipe. Every sip left us impressed and already talking about which ones we want to try on our next visit.

What made the experience even more special was the genuine hospitality. The owner took the time to chat with us, share some background on the drinks, and make sure we felt right at home. It’s rare to find that level of connection and pride in both the product and the people who walk through the door, but this place has it in spades.

“I think they have one of the best green thai tea around the area. Just the right amount of sweetness and flavor. I get it with half ice and half sweet. My wife likes the hibiscus tea they have here. Overall, there is plenty of space and seating. You order by a kiosk and then wait for your number or name to be called.“
