I can’t sit here and look you in the eye and tell you I value parking validation as much as I do delicious waffles, but middle age makes a confounding creature out of all of us and so here I am saying it’s darn close. Anyway, if you’re looking for waffles near old town, or if you’re somewhere else and have a reasonable means of transport to Old Town, or if you’re just sort of having this debate theoretically and have no practical waffle-procuring intentions, Russell’s is your spot.“

If you are looking for a fantastic dessert spot or a cozy place to grab a drink near PCC, Bubble Puff & Tea is an absolute gem! This local, women-run business serves some of the highest-quality boba and authentic Hong Kong-style egg waffles in the entire area, all at very reasonable prices compared to other high-end shops.The bubble puffs are an absolute must-try-they take about 10 minutes because they are made completely fresh, but they are totally worth the wait! They are perfectly warm, crispy on the outside, and soft and fluffy on the inside. You can definitely tell they use premium tea leaves because the drinks are rich, flavorful, and incredibly refreshing without being overly sweet. The house milk tea and their fresh fruit green teas are exceptional, and the boba pearls have the perfect chewy texture.
The shop itself is clean, bright, and spacious with free Wi-Fi, making it a great spot to study or hang out with friends. Plus, the staff are always super friendly, welcoming, and quick with orders. There is also a convenient parking lot in the back. I highly recommend checking this place out!“

“Stopped by on my way to work for my first visit, and I’m officially hooked! Found easy street parking right out front and ordered using the kiosk inside. It has a small interior and there were a few customers inside, however the worker was very quick with all our orders! I got a tiramisu iced latte, a matcha pastry, and a ham & cheese croissant sandwich, all three for just $8! You can’t beat that price point, especially given the quality. The coffee had a distinct tiramisu flavor, the pastry was perfectly balanced, and the sandwich was warm and crispy. Definitely going back!“
