Located in a small strip mall at the very end. I haven't had issues parking but I can see why at busy times it would get tough.Ordered the Thai tea and the passion fruit drinks both were so delicious! The Thai tea comes separated just like at Thai restaurants so you have to shake it up before consuming. The passion fruit drink was also really good and refreshing! Next time for both drinks I think I'll ask for a little less sweet.
I enjoy coming to this location, fast service, almost always accurate drinks and the consistency is beyond expected every time. We always get the house coffee light ice, no boba needed, just right amount of sweetness in every sip! Best Thai tea for the win, highly recommended to buy the half gallon on this. Their mung bean is my favorite too when I don't want to drink high caffeinated beverages. The staff are always friendly, clean with a hint of a homie feel.

I have gone to this location quite a few times in the past year or so, and I've always been satisfied by what I've ordered. My go-to drink is the House Coffee, which I think is a refined take on traditional Vietnamese coffee. The sweetness, bitterness, and other flavors are really well balanced. I prefer hot drinks, but this is also good iced.
