“We are not local to the area and I had ordered chicken teriyaki for a large group for lunch that were competing at a local high school. I had called in advance and the woman there was wonderful in answering my questions in regards to allergens and general information. I then placed my order in person, the day before and was able to see the amount of food for the price. Our team loved it! All the food was served in large aluminum trays so everything could be served buffet style. We packed a clean crock pot and rice cooker, to keep the hot food warm and it worked perfectly for those that wanted to eat later in the day. This was a great find for our team!“

“This place is a sleeper hit. Not hidden-hidden, but definitely “you gotta go around the corner and suddenly there it is” tucked away. And once you find it? Worth it.
I ordered the spicy chicken and it instantly took me back to a teriyaki spot I used to hit in Seattle during drill weekends — same kind of flavor, same “oh yeah, this is legit” moment. Honestly, one of the best teriyaki places I’ve had in Vancouver so far.
Parking was easy (always a win), and even before walking in, you could tell it’s popular — steady flow of people coming and going. Inside, there’s plenty of seating, so it works great for a quick bite, a meetup, or just sitting down and actually enjoying your food without feeling rushed.
Staff was friendly, food came out fast, and the menu has more than enough options to keep things interesting. No drama, no long wait, just solid teriyaki done right.
If you like good food without the hype nonsense, KC Teriyaki is absolutely worth the stop.“

“These place is legit. We got the teriyaki chicken and chicken yakisoba. We paid $28 total and the potion is very generous. It’s enough food for 4 people to split. The chicken is well seasoned and charred, the rice is perfectly cooked.my only feedback is the yakisoba noodles is a bit sticky this time. Overall all I highly recommend this place.“

“Sushi very nicely prepared, fresh, and tasty and enjoyed by all members of our party. One person reported that the eggrolls ordered as an appetizer dough and undercooked inside. Another party reported bento as ‘ok’. Service was OK, but not enough chopsticks or napkins were given for the table and we had to ask for more. We would return for the sushi, but maybe not order the non-sushi menu items.“

“Don’t listen to the bad reviews. I’ve been going to eat there At least once or twice a month for years. My suggestion is as you go in and eat there. It’s small, but it’s worth it. They are known for their chicken teriyaki and beef teriyaki, which is very good. I don’t know if they’re known for the ribs because I’m not silly enough to Order ribs because I am smart enough to know I need to go to A place that specializes in barbecue ribs. I’m going there for teriyaki chicken and teriyaki beef. They hit that out of the park and bring you a nice large Plate with a good amount of chicken or beef with fresh salad with that really good tasting Asian dressing, and two balls Of rice and a Free egg drop soup which is very good.
All I can say is, don’t listen to the negative reviews. I have never been disappointed there and I always walk out very full and satisfied. Everyone there is intensely nice and no one’s trying to take you a ride for what you pay. I’ve never ordered takeout, but I’m sure the quality of the beef and chicken is still the same, but I can’t address the takeout because I never done that. I like eating in the restaurant because the atmosphere is relaxed even though it is very small.“

“This is our favorite Ichi location in Vancouver. We usually call in a to-go order, which is convenient, and the service is prompt. The portions are worth the price and taste authentic.Pictured below is my favorite, spicy chicken breast teriyaki with onions, red bell peppers, mushrooms, and green onions. The entree is also served with plenty of steamed white rice, a side of teriyaki sauce, and a salad with signature dressing. You can request chili sauce on the side as well. This location is part of the Heritage shopping center, always has parking, and helpful staff.“

“Getting so expensive. 17.37 for a chicken soba with double chicken. I don't go to very often. But I remember when it use to be 2 bucks for double chicken. And now they also charge for a side of hot sauce.Food is good though.Staff can be more friendlier, act like they care at least.“

“Taste of the spicy chicken was excellent. In real estate it's location, location, location. In a restaurant, it's taste, taste, taste. Big taste!!!
I asked for it served with less sauce and no rice.
They were very accommodating. Sauce was served on the side.

“my favorite part of eating here was how welcoming the server was ! honestly , it set me up for a super cozy lunch 🥳
the miso soup was a 10/10 and if i wasn't so full , i wanted to order a second bowl
the salmon skin roll was pretty tasty , i liked how it still tasted like salmon but had a crispy twist to it
im excited to try a few more things on the menu and am looking forward to eating here again 🧡“

“Definitely a place to visit 🤎 The gyoza were nice, full and juicy. The Spicy Pork and Kung Pao Chicken were savory and the sauce was delicious!! The yakisoba and rice were both fantastic! 😋 While we were dining, Sam, the manager came out to greet us.. very friendly and was very kind and appreciative. Another awesome thing about this place is the excellent service and clean tables!! Reasonable prices as well! The menu has so many options, I look forward to going back and trying other menu items. By far one of the best teriyaki places I have eaten at anywhere. 🤎“

Update: that was 3 years ago and I have been a frequent customer, but when I went there last week I spend $90 and after eating I asked for a take home bag and the big girl said “thats 9cents. I tell her I don’t bring cash. I pay my card. I don’t wanna put nine cents on my card for a bag. Can you just give it to me and she didn’t.
That’s the last time I’m going to eat there.“

“My new favorite Vancouver Sushi quick stop. A well stocked rotisserie filled with premium signature plates which were under $5 each. Miso soup was strong and not watered down. Had my favorite large Kirin Ichiban beer. White ginger was nice to see with very clean wasabi cups. Some sushi houses don't clean up counter space well.... These guys were sparkling clean. Also very nice to hear Asian language spoken the entire time from the staff. They were friendly and respectful. I don't mind waiting for a custom sushi order, but I was starved and eating quickly on a time schedule was far better for me than the burger joint next door. It did cost me $40 for 5 signature plates, a miso bowl and large beer. I left full, slightly buzz with a BERY satisfied flavor of some absolutely delicious fresh sushi. If I had to knitpic, please have napkins available rolled up on the conveyor.

“I think what I like most about Joy Teriyaki is the food and presentation; it’s freshly-prepared and delivered on a plate, not a cheap plastic bowl or container. The dining room is clean without the loud distractions (the tv is muted, and the overhead soundtrack mellow). I was surprised to feel like I “slowed down” to prepare a real cooked meal, rather than handed a bunch of reheated rice and warmed up frozen chicken. The service was polite and prompt, going out of their way to meet the dietary needs of some elderly patrons who joined me in the dining room. If you’re looking for a slower pace with better food and polite service, I think you’ll be as surprised as I was.“
