Love the cute murals inside, and their drinks are buy one get one free :) I bought a coffee milk tea with boba and a mango peach tea with mango jelly - the total came out to $8.11. Definitely a couple dollars cheaper than other popular boba spots. The drinks tasted great and as a fun add on they also sell some Sanrio merch inside (hello kitty, etc) :) Parking is easy but FYI this shop is small, not a place to get boba and hang out.“

“Was craving fruit tea after the 626 market and found this spot on the map!I tried the house fruit tea with lychee jelly and no sugar and my boyfriend got a mango latte with boba and 50% sweetness. Both were honestly so good!! The mango latte was creamy and sweet and my house fruit was such a nice blend of fruit - it had pieces of strawberries, passion fruit seeds, and slices of lemon and lime. It's cute and cozy in here and there are some good restaurants in this shopping center. And the staff are friendly and helpful right when you walk in. They also do a weekly raffle for boba plushies!“
“a nice, refreshing place to get your ice tea fix! chun yang is located in a small plaza with a parking lot. i came on a thursday afternoon and there weren't many spots available. there is street parking nearby if you can't get a spot in the plaza. i got the honey osmanthus oolong tea, their #1 popular drink. i appreciated the server, who was very knowledgeable about the drinks and their sweetness levels. i got my drink at 50% sweetness, and it was still super sweet, so 25% is probably best if you don't like your drink tasting like sugar syrup. the tea, however, was the best part since it was strong and refreshing! this is a small shop, so don't expect any tables to hang out in here. there is a bench to sit and wait for your order, but that's all for seating. there is a public restroom for customers. overall, great place for a refreshing and strong tea drink. the quality of the tea was great, and it is perfect for a hot day.“

“I tried the My Sweet Heart and Jasmine Blossom. I love that they crafted speciality drinks that alrdy include toppings. The my sweet heart is milk tea mixed with rose. They actually use rose petals and probably a bit syrup because the drink has a hint of pink coloring. The boba is the perfect chewy texture and the sweetness level was good too. The jasmine blossom was refreshing and I love the mix of fruitiness with the aloe Vera. They have a self order machine but there is someone that can also take your order if you want to pay cash. I came mid day on a Friday and they only had one person on staff so if you don't use the self order, it can be a bit of a wait. The tea shop is cute and has a lot of seatings. The aesthetics of the shop is very cute and ig worthy haha.“
“Never knew a shop like this existed let alone knew what Coconut jelly King was all about. We were visiting the HMART market in Arcadia and noticed the Coconut Jelly King at the Food Court. Judging by their menu they mainly specialize in drinks and jelly made with coconut but they had other items on their menu. We got the Pineapple Coconut Jelly and the double Coconut jelly to try out. They were packed in a dessert jars and refrigerated. To be clear Asian jelly is made with Agar or Arrowroot. It is not Jello which is made with gelatin derived from animals. The Pineapple Coconut Jelly had shredded Pineapple base topped with Coconut Jelly made with slightly sweetened Coconut milk. I like Pineapple I thought it would be my favorite. I liked the Double Coconut Jelly a lot more. The base was a jelly made with Coconut Water and topped with Coconut jelly made with sweetened Coconut Milk. The dessert itself was light and refreshing. The flavors were subtle but it was delicious and turned out to be my favorite. iCYMI, Coconut milk is made from steeping dried Coconut flesh and is usually sweetened for drinks or desserts. It also is used for used as a base for Curries. I just found that they have a location in Lad Vegas so I'll be stopping by soon and try some different flavors. Sorry Yelpers. It was made quickly and to perfection. The level of sweetness to tartness was spot on. The lady asked me to taste it before I left to ensure I liked my drink. I told her it was perfect. “I was craving something similar to yoshinoya while in the area and came across this place. I ordered a chicken bowl which arrived within 10 minutes of ordering. First thing I noticed was this place packs the food to the brim. The lid was barely hanging onto the bowl. There was plenty of well seasoned chicken cooked teriyaki style and generous amounts of veggies. The portion was way bigger than what I was expecting. The rice underneath was soft and fluffy too. Yi Fang is a Taiwanese Boba and Fruit Tea chain that recently opened an Arcadia location in the Burlington Coat Factory and Pavilion's shopping plaza. I am very happy that Yi Fang chose to open one here. Ever since I had their boba in Berkeley in 2019, I have been longing for an Yi Fang close by. Their boba is warm and chewy. If you don't want to wait, I recommend you order online first. There are happy hour promotions when the drinks are 15% when you order online. I haven't seen the promotions at the in store kiosk. They may be there too. The ambiance is clean and presents an old Taiwan vibe. There are no tables inside and only one bench to sit while you are waiting for your drinks So this is more of a grab and go place. I did see desserts on their menu and can't wait to try them next time!“

“Neighbors is an awesome spot to kickback with some friends! I finally decided to try this place out after driving past it so many times on Colima. Inside, there are a few booths with comfy couches that really allow you to relax for a conversation with friends. I noticed that some of the prices for drinks were just a step cheaper than some of the popular tea shops like 7 Leaves, Tiger Sugar, and Summerfield, which are selling milk tea at around $6 now. After trying their Vietnamese coffee, it didn't seem like they sacrificed on the quality for their better prices. I also tried their Hazelnut Cream dessert. While it was a little pricey ($9), I was really happy with the taste. The mousse was very light and it was not too sweet! I'll definitely be bringing my friends to try some of their other drinks next time.“

Drinks are at a very reasonable price, especially for their size and quality. I paid roughly 13 for 2 drinks. There's also a promotion or event going on where students who bring in their students IDs will get a free cup of noodles with an order of a drink. The store is very pretty interior decoration and they sell pins and assortments of keychains for you to look through. I've never had such an experience a boba place. There's a decent amount of meat in there and other ingredients as well. I wish the broth was a bit stronger in terms of flavor but it was delicious. They have a sauce station where you get to put together your own sauce. Service was friendly and the food didn't take too long to come out. “Really good boba spot and right by a costco! The hojicha is very rich and has a deep flavor. A lot of hojicha places don't taste strong or are too milky for me. I actually taste the tea in this milk tea! The boba itself is okay, not as chewy or fresh as I usually like it but the hojicha itself made up for it in taste. The lavender milk tea (I got it with oat milk) was nice and floral. Not potpourri floral but definitely fragrant. I would probably want to try their lavender lemonade in the future. The service was fast and I got my drinks within 5 minutes. The inside is cute and chic. There are even some boardgames inside that you can play. I would come back for the hojicha alone (no boba).“

I ordered the Royal Milk Tea with Brown Sugar Boba but upgraded to the Surprise cup because I wanted the plushy toy which I got 'Plushy Toast.' I'm definitely keeping the surprise paper cup because that was super cute too. I only drank 1/3 of the tea because was sharing the rest of it with my dad. With all the stuff I got, my order came out $9 something, but it was totally worth it due to these super cute souvenirs. These are such cute concepts making this Tea House super innovative. “I've been coming here for my tea fix since they first opened years ago. It's a great spot to study/work or hang out w/ friends. I used to come here often to study or catch up w/ friends. The music isn't too loud and most of the customers are usually studying/working, so it's not extremely noisy. I've never had any issues here regarding their service. They've all been friendly, so no complaints. I have tried a variety of drinks from here and they're not bad. I think they're just ok. I personally like coming here because their drinks are usually consistent when it comes down to the taste. It really depends on who makes it though. You know what they say, consistency is key, lol. Inflation is real! Drinks here typically cost between 6-7$. There's been a 2$ increase from when they first opened until now. Boba is just getting pricier & pricier w/ time. Sad, lol.
