“Great service, and tasty boba! Amazing depth of flavors/choices. Also has food! In the vons parking lot…this place has a “Boba” signage now. I did see some low ratings due to service in the past, but we have been multiple times, and the service has been great each time! Plenty of parking in the lot. This is our go to boba spot!“

“A cozy private owned boba shop with a variety of drink options. Tried Haicha High Mountain tea (cold) and Haicha milk tea with boba (cold). Both tea tastes flagrant and sweet even though there was no sugar added! The shop owner is very friendly. He doesn’t push for you to try anything additional. I saw the sesame snack and had to ask and buy some. Not too sweet! Would definitely come back to get the same drinks and more.“

“Stopped by Jam Jam Tea Lab in Burbank and I’m so glad I did! Everything tasted fresh, and the drinks were full of flavor without being overly sweet.
The Cheese Barley Milk Tea was definitely the standout for me. The creamy cheese foam paired so well with the nutty barley tea and made every sip delicious. I also tried the Mango Green Tea, which was light, refreshing, and packed with real mango flavor. To top it off, the Coconut Mango Pomelo was the perfect tropical treat with a great mix of creamy coconut, juicy mango, and pomelo.
If you’re looking for a boba spot with unique flavors and quality ingredients, Jam Jam Tea Lab is definitely worth checking out. I’ll definitely be back to try more of the menu!“

“What a great find! The atmosphere is pleasant and inviting, and the staff are genuinely welcoming. The owner is especially friendly and makes you feel right at home.
The poke is incredibly fresh, delicious, and served in very generous portions. I also tried the Matcha Cheese Cloud, and it was absolutely yummy.
Highly recommended if you're looking for fresh poke and great drinks. I'll definitely be coming back soon!“

“Love this place! Everyone who works there is so friendly. The lattes are great and they carry Out of Thin Air pastries. The beautiful flower arrangements available for purchase are a bonus. I don’t know much about ice cube variants, but something about the shape and size of their ice cubes are perfect? Parking in the lot can be tough if you aren’t there early but there is usually something available on the street.“
“I'm the type of person who loves sweet teas but unfortunately, I have to cut back on sweet stuff and it's been so hard going out and finding a refreshing drink that isn't filled with sugar. I also hate being the kind of customer that gives cashiers/barristas a hard time. But the two people that were working here today were super patient and went out of their way to accommodate my annoying needs. The tea ended up with the perfect sweetness that was refreshing and safely sedated my craving. Thank you so much. 💓 My husband and I truly appreciate it.“

“I don’t come across many boba shops that serve Four Season Tea—let alone a really good one. I ordered it with coconut jelly, and it was incredibly refreshing and well-balanced, especially perfect for a hot noon day. The tea is light, smooth, and fragrant, with a clean finish that isn’t too bitter or overpowering. The coconut jelly adds just the right touch—slightly sweet and refreshing—giving it a nice texture without taking away from the tea.
It’s simple, but done really well. On a warm day when I want something cooling but not too heavy, this is definitely my go-to!“

Please please please get the beuongo bbang (붕어빵/taiyaki). As a korean american Ive been craving the pastry that my halmoni used to get me back in Korea and this is the most authentic and delicious one that beats the one in Korea! I was so startled by the taste that I urged my parents to try and they agreed that the batter is really well made. The drinks were great too but definitely on the sweeter side (try the zodiac drinks, thought it was a cute way to try introduce new drink combos).
Parking and store:
Parking lot is a decent size for it being in ktown. The store is small inside but the atmosphere is so cozy and cute.
Service:
Im pretty sure the man who was taking my owner was also the owner but he was super friendly. Would go out of his way to make sure customers can find the bathroom and would check in with each of his customers.“

“This place got some new drinks. So let’s see if they’re pretty good eh or ew. I got their new choco strawberry frosty and strawberry Hokkaido milk tea to try. The frosty had an icy, rich, deeply chocolatey base with a creamy, tangy, cheesey strawberry foam. Legit a desert drink. My fave was definitely the strawberry Hokkaido milk tea tho. Very floral, milky, and sweet, with plenty of jiggly strawberry jellies. Overall these were lowkey pretty good.

“This spot is a hidden gem fr. Every drink I’ve tried here has been on point—flavorful, not too sweet, and the boba is always fresh and chewy just how it should be. The workers are mad chill and super friendly, always make you feel welcome. Whether you’re a regular or it’s your first time, they got you. Definitely one of my favorite go-to boba spots. Oh and the strawberry matcha definitely one of my favorites 10/10 recommend.“

“The best brown sugar drink I've tried so far. The drink is smooth and milky, and blends very well with the brown sugar drizzled around the cup. It's also not too overpowering, so it's not weak. The pearls are chewy and well-infused with delicious brown sugar.“

It is a small place for a boba shop but it is a pretty good place to chill when the place is not crowded. The servers are very nice and patient when you are ordering your drinks. The place in general are clean, even with the restroom.
The drinks are fantastic in my opinion, no matter what sweetness level you are going for. My personal favorite/ to-go are the rose cream foam milk tea or formosa ocean. Trust me, I think you will like them if you are a sweet tooth-er or Rose lover. (Good looking drinks for pictures too!)
Try their origanal flavored Formosa Umeyaki too! They are not only pretty for pictures, but crunchy on the outside and soft in the inside, specifically when they are freshly made. Great desserts matching with your drinks!“

“This is one the best boba I’ve ever had, beating a lot of the bobas in Taiwan, including Xing Fu Tung in San Gabriel.
None of that plastic boba you’d get from other bobas in Pasadena or most socal boba places.
This is perfect chewy/softness/firmness. What a find.“

“I'd give this place more like a 3.7 or something, but I just rounded it up. Boba and drinks I'd say is about average, nothing too special. The decor is pretty nice and I like the atmosphere. As for the cranes, they're more on the weaker side and even as someone who plays quite a bit of them, it is more difficult than not to win. They're not stacked up, so you can't knock them in and have to rely entirely on the claws strength, many of which won't even lift it up. There were some other ones like rolling the dice or scoring points, but I didn't try them out so maybe those ones are more generous. Hopefully they adjust the settings abit, but I did have a staff member who offered to move the prizes around. Overall, I'll probably come back at least one more time to try it out, but don't expect to come out with a bunch of prizes. Each game try is about $2-$3“

“I always love coming by here! As someone who drinks tea often, this is one of the best places to get delicious tea! I usually order Jasmine tea half sugar, which is the perfect taste in my opinion! “1) $7.99 Minced Pork rice bowl w/ Egg + Broccoli was great. It lasted me 2 servings. It took about 10 minutes to make the food. They could use some art and decorations to spice up the place. At least some music. (4/5, the bowl was yummy , I will buy it again )
2) My friend got the Fish Combo And it did not come with any sauce 😔 he rated it 3/5
The Quicklys in San Francisco are better in my opinion. Chinatown has a cute charm to it though. It's nice to visit at least once, but I give them props for the $7 bowl when Panda Express charges $11+ for a way smaller bowl.“

“This is an amazing place for boba/drinks. The workers are really nice! They were patient and kind. The atmosphere was pretty clean, but there was some trash uncleaned when me and my Mom arrived(around 6pm). The pricing was what I expected, as most drinks are 7-8$ as they are pretty large. Their Halo-Halo(my mom shook it before i took the picture) and Tiger Boba were superb, I really reccomemd the Halo-Halo.“
